Local EICRs for Leamington landlords and agents

Leamington Spa is where we are based, and much of our work here is for letting agents and landlords. The town's rental homes are varied: Regency and Victorian townhouses divided into flats, shared student houses, Old Town terraces, and newer homes on the estates around the edge of town. Each brings different things for an inspector to look at, and we know them well.

Converted townhouses are a good example. Many have been split, extended and rewired in stages over the years, so it is common to find more than one consumer unit, circuits that cross between flats, or older cabling alongside new. A careful inspection traces how the installation really fits together, so the report reflects the property as it is, not as it was meant to be.

What the rules say

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, private landlords in England need an EICR at least every 5 years, carried out by a qualified and competent person, or sooner if the report says so. A copy must go to existing tenants within 28 days of the inspection and to new tenants before they move in. Leamington is in the Warwick District Council area, and the council, as the local housing authority, can ask to see a copy.

If the report records a C1, C2 or FI observation it is unsatisfactory, and the remedial work or further investigation must be completed within 28 days, or sooner if the report says so. Our guide to EICRs and report codes explains each code.

How we make it easy

  • Tenant access arranged. We can contact tenants directly to book a time, and keep the agent or landlord informed.
  • Plain-English reports. Every observation is explained, so you know what is urgent and what is advice.
  • Remedials by the same team. A quote for any remedial work comes with the report, and written confirmation follows once it is done.
  • Due dates tracked. Our reminder and tracking service gets in touch in good time before the next inspection.

Shared houses often need more than an EICR, so we also offer PAT testing and emergency lighting. We carry out EICRs for homeowners and buyers too, for example before renovating an older property. For other work in the town, see our electrician in Leamington Spa page.

FAQs

EICRs in Leamington Spa: common questions

How often does a rented property in Leamington Spa need an EICR?

Leamington Spa follows the rules for England. Under the 2020 regulations, landlords need an EICR at least every 5 years, or sooner if the previous report recommends an earlier date.

Is an EICR the same as a landlord electrical safety certificate?

In practice, yes. Many people call it a landlord electrical safety certificate, but the document the regulations require is an Electrical Installation Condition Report (EICR), which records the condition of the fixed wiring and whether it is satisfactory.

How long does an EICR take?

It depends on the size and condition of the property and how many circuits it has. A small flat takes less time than a large HMO. We will give you an idea when you book, and the power will be off for parts of the visit.

Do you cover HMOs and student lets?

Yes. The 2020 regulations apply to most private tenancies, including HMOs. We can also carry out PAT testing and emergency lighting testing on the same visit, which shared houses often need.

Can you work directly with my letting agent?

Yes. Much of our work is for letting agents. We can take instructions from the agent, arrange access with the tenant, and send the report and any remedial quote to whoever needs them.
