What PAT testing covers

Portable appliance testing is the inspection and testing of electrical equipment that plugs in: kettles, toasters, washing machines, heaters, computers, extension leads and power tools. Each item gets a visual check of the plug, cable and casing, followed by the electrical tests that suit that type of appliance, such as earth continuity and insulation resistance.

Items that pass are labelled. Anything that fails is labelled and reported to you so it can be repaired or replaced, and you receive a record of every item tested.

Is PAT testing a legal requirement?

The law does not say that PAT testing itself is compulsory. What it does require is that electrical equipment used at work is maintained so that it is safe, and that landlords make sure the appliances they provide are safe. Regular inspection and testing, with a record, is a practical and widely used way to show you are doing this. How often depends on the equipment and how it is used: items that are moved about or used hard, such as power tools or appliances in shared kitchens, need checking more often than a computer on a desk.

For landlords and HMOs

PAT testing is especially worthwhile for furnished lets and HMOs, where several tenants share appliances. We often combine it with the landlord EICR, so one visit covers both the fixed installation and the appliances you supply. See the EICR + PAT option for landlords and agents, or our local pages for Leamington Spa and Warwick.

For offices, shops and venues

For businesses, we plan testing around your opening hours so staff and customers are disrupted as little as possible. We can test on a regular schedule and keep track of when the next round is due, alongside other work such as emergency lighting testing and commercial electrical maintenance.

What you receive

  • Each item visually inspected and tested
  • A pass or fail label on every item
  • A record of results, including any failures
  • Advice on any equipment that should be repaired or taken out of use

FAQs

PAT testing: common questions

How often should appliances be PAT tested?

There is no single fixed interval. It depends on the type of equipment, how often it is used and where. We can advise on a sensible schedule for your property or premises.

Do landlords have to PAT test?

The 2020 regulations for private rented homes in England cover the fixed installation, not appliances. However, landlords must make sure any appliances they provide are safe, and PAT testing with a record is a practical way to show this.

What happens if an item fails?

It is labelled as failed and recorded, and we tell you why. Some faults, such as a damaged plug, can be put right on the spot with your agreement. Others mean the item should be taken out of use and replaced.

Can you do PAT testing and an EICR on the same visit?

Yes. For rented properties this is often the most efficient approach, and it means only one visit for the tenant.

Do you test tenants’ own appliances?

Landlords are responsible for the appliances they supply. Tenants’ own items are their responsibility, although we can test them if the tenant asks.
