Electrical inspections in Warwick
Warwick is one of our two home towns, so we are often working nearby. The town has a mix of property that calls for a careful inspector: historic streets around the town centre and castle, with listed and period buildings, Victorian and Edwardian terraces, and large areas of newer housing such as Chase Meadow and Heathcote.
Older and listed buildings often have wiring that has been added to over many decades, sometimes run through spaces that are hard to reach. Newer homes are usually simpler, but alterations such as extensions, garden rooms, outdoor sockets or a car charger can still introduce problems. An EICR tests the whole fixed installation against BS 7671 and records what is safe, what is potentially dangerous and what could be improved.
Landlord EICRs in Warwick
Private landlords in England need an EICR at least every 5 years under the 2020 regulations, or sooner if the report recommends it. Warwick is in the Warwick District Council area, and the council can ask to see a copy of the report. We inspect, report, quote for any remedial work and, once it is complete, give you the written confirmation the regulations require.
For agents managing several properties around Warwick, our landlord and agent compliance contracts bring EICRs, remedials, PAT testing and due-date tracking together, with one point of contact.
EICRs for homeowners and buyers
If you are buying a period home in Warwick, planning a renovation or simply unsure how old your wiring is, an EICR gives you an independent picture of its condition before you commit to work. Where a property needs more than remedial repairs, we can advise on a consumer unit upgrade or a full or partial rewire, planned with the building in mind.
What happens on the day
- We agree a time with you, or with your tenant or agent.
- Each circuit is inspected and tested, so the power will be off for parts of the visit.
- You receive the report with every observation coded and explained in plain English.
- Any remedial work is quoted clearly before anything is done.

FAQs
EICRs in Warwick: common questions
Do listed buildings in Warwick need a different kind of EICR?
No. The inspection and report are the same, carried out to BS 7671. The difference comes with any remedial work, where we plan cable routes and fittings sympathetically. You may also need to check what consents apply to the building before alterations.
What do the codes C1, C2, C3 and FI mean?
C1 means danger present and C2 means potentially dangerous. FI means further investigation is required. Any of these makes the report unsatisfactory. C3 means improvement recommended, and does not on its own make the report unsatisfactory.
How often should a homeowner have an EICR?
Owner-occupiers are not covered by the 2020 landlord regulations. The inspector records a recommended date for the next inspection on the report, based on the type and condition of the installation.
Can you carry out the remedial work as well?
Yes. We quote for any remedial work with the report, carry it out, and provide written confirmation once it is complete, which landlords need to give to their tenants.
Do you cover the villages around Warwick?
Yes. We are based in Leamington Spa and Warwick and cover the whole of Warwickshire and the Midlands, so the villages around Warwick are well within our area.
