What emergency lighting does
If the normal lighting fails, emergency lighting comes on automatically so people can find their way out of a building safely. It lights escape routes and exits, shows the way with illuminated exit signs, and lights key points such as stairs, changes of direction, fire alarm call points and firefighting equipment.
Who needs it
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for most non-domestic premises, including the common parts of HMOs and blocks of flats, must have a fire risk assessment. That assessment identifies where emergency lighting is needed. We work with you, and with your fire risk assessor where you have one, to provide what the assessment calls for.
Installation
We install emergency lighting in offices, shops, hospitality venues, industrial units, HMOs and the communal areas of flats across Warwickshire. Depending on the building, that can mean self-contained fittings with their own batteries, emergency conversions of existing light fittings, or illuminated exit signs. New installations are designed and installed to BS 5266 and BS 7671, and certified.
Testing and maintenance
BS 5266 recommends a short functional test every month and a full rated-duration test once a year, with results recorded in a log book. The monthly test can usually be done by someone on site, and we can show you how. The annual test drains the batteries, which then need time to recharge, so we plan it for a time when the building is quiet or empty.
Where fittings fail, we report them and can replace batteries, lamps or whole fittings. For landlords and businesses with several sites, emergency lighting testing can sit within a wider compliance contract alongside EICRs and PAT testing. Larger projects are covered on our commercial and contract page.

FAQs
Emergency lighting: common questions
How often does emergency lighting need testing?
BS 5266 recommends a brief functional test every month and a full rated-duration test every year, with the results recorded in a log book.
Does an HMO need emergency lighting?
It depends on the property. The fire risk assessment for the common parts will say whether emergency lighting is needed, based on things like the size and layout of the building and its escape routes.
Can existing light fittings be converted to emergency lighting?
Often, yes. Many fittings can be converted with an emergency module and battery, which keeps the look of the space consistent. We check whether this is suitable during the survey.
What happens during the annual test?
Each fitting runs on its battery for its full rated duration to prove it will last. Afterwards the batteries need time to recharge, so we plan the test for when the building is quiet.
Do you provide certificates?
Yes. New installations are certified, and periodic tests are recorded, so you have evidence for your fire risk assessment and any inspection.
