Does your property need a rewire?
Wiring does not last for ever. Insulation becomes brittle, older installations lack the protection expected today, and decades of additions can leave a system that is hard to understand and harder to maintain. From Victorian terraces in Leamington Spa and Warwick to post-war homes across Warwickshire, signs that a rewire may be due include:
- Old rubber, fabric or lead-sheathed cables
- Round-pin sockets, or very old switches and fittings
- Too few sockets, with extension leads doing the work
- Warm, discoloured or crackling sockets and switches
- An EICR that records widespread problems or recommends rewiring
Not every older installation needs replacing. An EICR shows its real condition, and sometimes a consumer unit upgrade and a few remedial repairs are enough. We will give you a straight answer.
Full and partial rewires
A full rewire replaces the cabling, accessories and consumer unit throughout the property. A partial rewire covers part of it, such as a kitchen, an extension, one floor or individual circuits, and suits properties where the rest of the installation is in good condition.
How a rewire is planned
We start by walking round the property with you to agree where sockets, switches, lights and TV or data points should go, and to allow for things you may add later, such as an EV charger or garden power. You then get a clear written quote and an outline of how the work will run.
A rewire happens in two stages. First fix is the disruptive part: lifting floorboards, chasing walls and running new cables. Second fix comes after plastering, when accessories and fittings go on and the installation is connected, tested and certified. That is why a rewire fits best before decorating. In an occupied home, we plan the order of rooms with you to keep disruption down.
Every rewire is tested to BS 7671. You receive an Electrical Installation Certificate, and the work is notified under Part P of the Building Regulations through NAPIT, so you also receive a Building Regulations compliance certificate.
Rewires in rental properties
For landlords and letting agents, the best time for a rewire is between tenancies. We plan the work around the agent's timetable so the property is safe, certified and ready to let, and the new installation gives you a clean starting point for future EICRs. See our landlords and agents page for how we work with portfolios.
FAQs
House rewires: common questions
Can I stay in my home during a rewire?
Often, yes, though it is easier if some rooms can be cleared. There will be dust and periods without power, so we plan the order of work with you. Sometimes moving out for part of the work makes more sense, and we will be honest about that.
How long does a rewire take?
It depends on the size of the property, how easy it is to get under floors and into ceilings, and whether it is occupied or empty. We give you a timetable with the quote.
Is a rewire notifiable work?
Yes. A full or partial rewire is notifiable under Part P of the Building Regulations in England. As a NAPIT registered contractor, we self-certify and notify the work, and you receive a compliance certificate.
Do I need a full rewire or just a new consumer unit?
If the cables themselves are sound, a new consumer unit and some remedial work may be enough. An EICR or survey tells us which, and we will recommend what is right for the property, not the biggest job.
Who makes good the walls afterwards?
We explain at quote stage exactly what making good is included and what will need a plasterer or decorator, so there are no surprises.
